FANS is operated by the Georgia Superior Court Clerks' Cooperative Authority. You register directly on the state website. There is nothing to buy and no form to fill out here.

What Is the Georgia FANS Program?

The Filing Activity Notification System (FANS) is a free, voluntary electronic notification service provided through the Georgia Superior Court Clerks' Cooperative Authority (GSCCCA). It lets individuals request a notification when certain real estate and personal property records are filed, indexed, and transmitted by Georgia Clerks of Superior Court and match the criteria the user sets.

In plain terms: you tell the state what to watch for, and when a qualifying filing comes through that matches what you entered, the system emails or texts you. It is a way to become aware of certain filing activity sooner than you otherwise might.

What it is not: FANS does not lock your title, freeze your deed, or stop a fraudulent document from being recorded. It is a notification service only, a set of eyes on the record, not a gate in front of it.

What Is a Property Lien?

A lien is a legal claim against property that may arise from certain financial obligations or legal circumstances. Common examples include a mortgage, unpaid property taxes, a contractor's claim for work performed, or a judgment from a court case.

Most liens are ordinary and expected. Depending on the type and the circumstances, however, an outstanding lien can complicate selling or refinancing a property, because it generally needs to be addressed before clear title can transfer. Knowing about a filing early simply gives you more time and more options.

Keep this in perspective: a lien is not evidence of fraud, and no notification service can guarantee that every lien affecting your property will be discovered. If a filing surprises you, the right next step is to review the official record and speak with a real estate attorney or title professional.

The whole process happens on the state's website and usually takes just a few minutes.

Go to the official site

Visit fans.gsccca.org and choose Login or Register.

Verify your contact method

Enter an email address or a text-capable mobile number and confirm it using the one-time verification code the system sends you.

Set your notification criteria

Choose the available name-, address-, or document-based criteria you want the system to watch for.

Confirm your requests

Review and submit each notification request. Registering an account alone does not generate alerts. You must create at least one request.

Watch for notifications

Review any future notifications you receive and investigate records you do not recognize.

Two details worth knowing before you start. Each notification type carries its own requirements and limitations. Document-based requests, for example, generally depend on a book and page reference being indexed by the Clerk of Superior Court, and address-based requests depend on data from filings where a Transfer Tax (PT-61) declaration or a UCC record applies. Separately, notification requests expire after one year, so log in periodically to renew the ones you want to keep active.

Is Georgia FANS free?

Yes. FANS is a free, voluntary, opt-in service offered through the Georgia Superior Court Clerks' Cooperative Authority. There is no registration fee and no subscription fee. If you choose text message alerts, your carrier's standard message and data rates may apply.

Does FANS lock or freeze my property title?

No. FANS sends notifications about qualifying filing activity. It does not lock title, freeze a deed, or block a document from being recorded. Think of it as an alert, not a barrier.

Can it notify me about lien filings?

It can notify you about qualifying lien filings that match the criteria you set, based on index data that the Clerk of Superior Court enters and transmits to the GSCCCA. It is not a guarantee that every lien affecting your property will generate a notification. Some references in filed documents are not indexed, and no notification is generated in those cases.

Does it replace title insurance?

No. FANS is an informational notification service. It is not insurance, it provides no financial protection, and it is not a substitute for an owner's title insurance policy or for advice from a licensed attorney.

Can I use it for rental or investment property I own?

The service is intended for requests related to property you own, or requests made on behalf of someone who has authorized you. The terms of use prohibit using it for research, commercial purposes, harassment, or stalking. Notification types also carry their own conditions. Name-based notifications, for instance, are generated only for human names as indexed.

What should I do if I receive an unexpected notification?

Start by reviewing the official record in the county where the document was filed, so you know exactly what was recorded. Many filings turn out to be routine.
